Diane Smith entered into a contract with Real Estate Agent Maureen Anderson to sell her home. They agreed that Anderson would be paid a commission rate of 3% of the final sale price of the home. The parties agreed to a 3 month contract. State law required that all agents be licensed. Shortly before Anderson was to begin work on the contract, Smith found out that Anderson was not a licensed real estate agent. Smith immediately notified Anderson that she was going to work with another Real Estate Agent who was licensed and no longer needed Anderson's services. Anderson indicated that she was going to sue Smith to enforce the agreement. What is the outcome of this case?
